Bayside December Founder Update
Dear Bayside Community Homeowners,
As we approach the holiday season, we want to extend our warmest wishes to you and your families. We hope you share a joyful time with family and friends. Please find below important updates regarding the final phase of the Founder transition:
Founder Transition Final Phase
Throughout 2024, the Founder has worked with the Shared Area Working Group (SAWG), the Finance Committee, and Owner-Elected Directors (David Williams and David Chun) to finalize the transition of shared areas and streamline ownership and responsibilities to reduce HOA costs. While the Founder presented a revised comprehensive Agreement aimed at achieving these goals, the SAWG in consultation with the Owner-Elected Directors and Finance Committee determined that they could not recommend the Founder’s revised counter-proposal for approval. Nevertheless, the Founder is finalizing its turnover work to ensure a seamless and efficient transition for the community.
Earlier this month, the Founder submitted a formal request to the Association under Section 10.1(a) of the Community Charter to reconvey areas adjacent to the golf course for minor property line adjustments and to transfer the portion of the town center parking lot referred to as Open Space Parcel 2005 back to the Founder to accommodate cumulative changes to the Master Plan. Despite the lack of a unanimous vote by the Board to approve these property transfers, which were required by the Charter, the Founder will uphold its commitment to transfer the Dog Park and the West Sand Cove parcel where the dumpsters, compactors and storage shed are located to the Association, as contemplated in the Founder’s counter-proposal regarding the shared areas.

North Haven Drive Roundabout
As previously shared, the Founder has designed and is installing additional safety enhancements at the North Haven Drive roundabout as requested by various homeowners. These improvements include relocating sidewalks so they will be outside the path of travel in the roadway, applying new striping for (10) pedestrian / golf cart crossings and installing additional pedestrian-friendly signage. Work on these updates began last week and is anticipated to be completed soon.

2025 HOA Board Elections
An opportunity to vote for your new Owner-Elected Board Members will take place in the coming weeks. The upcoming HOA Board elections represent an important step in our community’s governance. Key details are as follows:
- Election Period: January 2–9, 2025 (electronic voting).
- Results Announcement: January 10, 2025.
- Board Structure: Four homeowner-elected positions are available, with term lengths staggered as follows: two members will serve two years, and two will serve three years. A fifth position will be filled by the Founder-appointed representative, Lisa Mack, who will serve a two-year term. Beginning in 2027, all five positions will be homeowner-elected.
We encourage all homeowners to participate in the election, as Bayside transitions to Owner Control. This marks a significant milestone in the evolution of the Bayside community transition.

Fassett House Inn & Spa
The Beacon Hospitality team continues to make progress on pre-construction efforts for the Fassett House Inn & Spa. While there have been some unanticipated delays, the owners encourage you to stay informed, click here to sign up for notifications from their team.
After the January elections, the Founder transition will be substantially complete. The Founder will continue to collaborate with the HOA Board to address any outstanding items and ensure a seamless handoff. For additional details, please visit the Bayside Founder website.
